The least expensive single family home on the West Side of Vancouver currently available is for a 1,832 square-foot home in Kitsilano for $988,000.  Here are the sale prices for the least expensive homes on the West Side over the last 5 years:
2014 – $877,710 Cambie
2013 –   822,000 Marpole
2012 –   785,000 Marpole
2011 –   618,000 Marpole
2010 –   503,000 Marpole

The most expensive single family home on the West Side of Vancouver currently available is for a 3,700 square-foot home in Point Grey for $25,800,000.  It is probably a tear-down which will make way for a 30,000 square-foot mansion more in keeping with the estate-like property and outstanding views.  Here are the sale prices for the most expensive homes on the West Side over the last 5 years:
2014 – $12,280,000 Southlands
2013 –   18,600,000 University
2012 –   19,800,000 Point Grey
2011 –   16,800,000 Point Grey
2010 –   17,500,000 Shaugnessy

The least expensive single family home in East Vancouver currently available is for a 1,400 square-foot home in South Vancouver for $574,000.   Here are the sale prices for the least expensive homes on the East Side over the last 5 years:
2014 – $430,000 Victoria
2013 –   470,000 Collingwood
2012 –   530,000 Victoria
2011 –   376,000 Hastings
2010 –   393,000 Grandview

The most expensive single family home in East Vancouver currently available is for a 5,000 square-foot home in Killarney for $3,028,000.  It is brand new, has 6 bedrooms and 7 bathrooms, and sits on a 48 x 175 foot lot.  Here are the sale prices for the most expensive homes on the East Side over the last 5 years:
2014 – $2,150,000 Fraser
2013 –  2,168,000 Fraserview
2012 –  2,000,000 Victoria
2011 –  2,130,000 Killarney
2010 –  1,655,000 Fraserview

Conclusions:
* Price-conscious buyers looking on the West Side should think about Marpole.
* Some of the nicest homes you will ever see are in Southlands, University, Point Grey and Shaughnessy.
* Hard to believe that only 3 years ago one could get a single family home in East Vancouver for under $400,000.
* If the most expensive home to sell in East Vancouver has been in the low 2’s for the last few years, a sale price of over $3,000,000 this year would be quite the achievement.
